The financier bought a more modest island - the Little St James - back in the late 1990s, but later purchased the more expansive Great St James in 2016 for a sum of $22.5 million.
These photos indicate he had formulated development schemes to build upon the substantial island by building residences, an open-air theater, an submerged workspace and a pool.
Visible on the drawing is Pillsbury Sound, a waterway in the territory, indicated on the bottom right.
The architectural drawing is covered in notations in red and contains a legend identifying distinct parts of the estate.
